Planning a villa renovation in Qatar: scope, sequence and avoiding surprises

Most renovation horror stories in Qatar come from the same two causes: a scope that was never written down, and trades working in the wrong order. Both are avoidable before the first wall comes down.

Write the scope before you ask for prices

A contractor can only quote what you describe. Go room by room and list what changes: flooring, walls, ceiling, lighting, plumbing fixtures, joinery, doors, windows and paint. Note what stays. Photos of the current state and reference images of what you want make the quote far more accurate.

Decide early whether the contractor supplies materials or you do. Mixed arrangements are fine but must be written down, including who is responsible if something arrives damaged.

The sequence that saves money

  • Demolition and removal.
  • Civil works: new walls, openings, structural changes.
  • First-fix plumbing and electrical inside walls and ceilings.
  • Waterproofing of wet areas and roofs, tested before anything covers it.
  • Gypsum ceilings and partitions.
  • Tiling and flooring.
  • Second-fix electrical and plumbing: sockets, lights, taps, sanitaryware.
  • Joinery and kitchens.
  • Painting, then snagging and cleaning.

Any contractor who proposes tiling before waterproofing is tested, or painting before joinery is installed, is planning to do work twice at your expense.

Questions to ask before signing

  • Who is on site every day, and who do I call?
  • What is the payment schedule, and what milestone triggers each payment?
  • Which items are excluded from the quote?
  • How are changes priced once work has started?
  • What is the warranty on waterproofing, plumbing and electrical work?

Where budgets go wrong

Three places, consistently: discovering old plumbing or electrical that must be replaced once walls are open, changing finishes mid-project, and underestimating joinery. Keep a contingency of ten to fifteen percent and make finish decisions before tiling starts.
